    Once the WRIT has been paid we must wait on the Marshall handling the case to call us when service has been made. The Marshall gives the tenants a 24 hour notice. He will then return the next day and that is when we have to show up to meet him. If you do not have keys provided to us then you will have to pay for my locksmith to meet us at the property to give us entry into the house.

      If The Tenant has not Moved out by the 7th Day, No worries.  We will File a Writ of Possession, which is to physically remove the tenant and their belongings from your property with the assistance of the Local Marshall.  The landlord or Representative must be present at this time.  We will make sure everything goes smoothly and change the locks (extra fee) once everything is done.

      Notice:

      This fee includes filing the writ properly and paying the court costs. Also our staff meeting the constable at the property to take possession. Depending on the size of the Property the Owner is responsible to have the movers on site when the Marshall Arrives.  This extra Fee will vary Dependent on Sq Footage.  This is for paying for men to remove the tenant’s possessions from the house.
